Air conditioning systems.
Air conditioning is a massive bonus to your property in the WA long hot summers, but only if it works. To help improve the efficiency and reliability of your system, we recommend regular annual maintenance.
With Split-systems, we always recommend that tenants clean interior filters annually.
However, it is recommended that the whole system be serviced for a more in-depth clean to remove any build-up of mould and bacteria from the internal unit as well as a service to the compressor for smooth operation.
Pools.
A great addition to any rental, but costly if not maintained properly.
If the pool maintenance is part of your tenant's lease agreement, we also recommend having a regular pool service to check the equipment, parts, seals, and water PH. We recommend doing this at the end of Spring or the beginning of summer, which will also mean happy tenants.
Gardens.
Gardens and reticulation are usually an area neglected over the winter months.
To revive it for summer, we recommend laying fresh mulch over garden beds; this will not only increase its appearance, but it will also reduce the soil from drying out, reduce water wastage and ensure your plants remain healthy and happy over the summer months.
If you have a reticulation system on the property, we also recommend a once-off service to test all stations and replace any faulty sprinkler heads or nozzles and ensure the system is correctly programmed for your recommended watering days, avoiding those nasty fines.
