Aaron Green had two auctions at the weekend, a timeless, elegant Sorrento property, 62 Seaward Loop, and an expansive family home in 3 Rica Close, Duncraig.
Crowds flocked to the home opens over the campaign, with over 175 groups coming through the viewings. On auction day, it was no different; 62 Seaward Loop saw 5 registered bidders come to bid it out and secure the coastal retreat property, with bidding starting at $1,400,000 and coming to a close at $2,280,000, to secure the home.
At 3 Rica Close in Duncraig, it was a similar scene, as crowds flocked outside to claim this family treasure which hit the market for the first time in 30 years. Eight registered bidders gathered with their paddles, and an opening bid of $800,000 was made. The bids were thick and fast, selling in minutes for $1,280,000.
The trifecta auction weekend was brought to a close with Sales Associate Frances Goncalves at 33 Bracadale Avenue in Duncraig. A family home to make lasting memories for years to come. In the popular pocket of Duncraig, the fully renovated delight drew crowds with over 220 groups through the house opens over the campaign. 30 people registered for their chance to call Bracadale Ave home, and over 250 people watching an entertaining auction on the day. Bidding kicked off at $850,000, ending with the winning bid of $1,110,000, one happy family ready to move and enjoy.
It is interesting to note that at many of our auctions we are seeing an increased number of bidders both from interstate and overseas. Last weekends auctions included bids from Dubai, Sydney and the UK .
At Realmark North Coastal we have had a run of 30 auctions all selling by auction day. 85% selling “under the hammer” on the day and 15% prior to Auction Day. A 100% success rate to ensure our clients properties are not undersold, allowing enoughtime in the market to offer the property to all potential buyers to have the opportunity to purchase.
As we move into the winter months, the Perth market shows no sign of cooling down, with suburb pricing released by REIWA just this week stated some of our North Coastal pockets reaching 10-20% increase in value. Despite these rises in sale prices Perth is still wonderful value after a 6 year decline in values from 2013 2014.
